LAM-registered practice with deep roots in building design across northern Malaysia. Principal Ar. Lee Jin Liang is advancing formal expertise through a Master of Fire Safety Engineering at USM — a reflection of the belief that a thorough architect understands every layer of the building they sign off on.

Every project is modelled in Autodesk Revit from day one — not as a deliverable, but as the working method. Model-based coordination means fewer surprises on site, cleaner authority submissions, and a full audit trail from sketch to completion.

The practice covers the full project lifecycle — from initial concept and schematic design through working drawings, authority submissions, site supervision, and all the way to Certificate of Completion and Compliance (CCC). A complete service, under a single point of accountability.

A complete architectural service — from the first sketch to the final authority sign-off. The same team that designs the building sees it through to CCC, maintaining continuity and accountability at every stage.

Brief & Feasibility

Site assessment, authority pre-consultation, zoning and setback review. The project is understood before it is started.

Schematic Design

Concept development in Revit. Floor plan options, massing studies, and early-stage cost input before anything is committed.

Working Drawings

Full BIM-coordinated architectural set. Structural and M&E consultants integrated in the model. Clash detection before drawings are issued.

Authority Submission

Submission packages for MBPP, MPSP, and all relevant authorities. Query responses and plan amendments managed through to approval.

Site & CCC

Site supervision during construction. Defect management and authority inspections coordinated through to Certificate of Completion and Compliance.
